Most of our Penwortham work comes from the suburban semis and bungalows that make up the bulk of the town, interwar and postwar homes around Cop Lane, Priory Lane and Pope Lane where roof recovers, fascia and gutter replacements, chimney repairs and solar panel installations are the everyday jobs. The older streets nearer the river have tighter frontages and taller rooflines, which usually means a licensed footway scaffold rather than one sat in a garden, while the newer developments off the bypass tend to need drive protection and careful boarding so block paving is not marked.

We are just over the Ribble from our Preston base, about ten minutes by Penwortham Bridge or the bypass, which makes Penwortham one of the fastest areas we cover for surveys, mid job adaptations and dismantles. Where a scaffold has to stand on the pavement, on parts of Liverpool Road for example, Lancashire County Council requires a highway licence at £42 per 7 days with at least two working days notice. We arrange that for you as part of the job, including the £5 million public liability evidence the council asks for.

Planning for any underlying building work sits with South Ribble Borough Council, though the scaffold itself is a temporary structure and needs no planning permission. From Penwortham we also cover Higher Penwortham, Lower Penwortham, Kingsfold, Howick and Hutton, so if your roofer or builder is working anywhere on this side of the river we can usually fit the scaffold around their programme without delay. Every quote is free, states whether VAT is included and covers transport, erection, the hire period and dismantling.

Scaffolding in Penwortham — your questions answered

How much does scaffolding cost in Penwortham?

As a guide, prices start from around £450 for a single elevation on a typical semi, with most Penwortham jobs landing between £600 and £900 for one side and £850 to £1,200 for a full two storey scaffold. Chimney scaffolds start from around £400 and full wraps from around £1,500. On the older streets nearer the river a licensed footway scaffold adds the council licence fee, which we always show separately on the quote. Every property is different, so we price after a free survey, our quotes state whether VAT is included, and the price covers transport, erection, the hire period and dismantling.

Do I need a licence for scaffolding on the pavement or road in Penwortham?

Only if the scaffold stands on or oversails the public highway, which includes the footpath outside your home. Under Section 169 of the Highways Act 1980 the licence comes from Lancashire County Council and must be in place before the scaffold goes up. On Penwortham frontages where houses sit close to the footway, along parts of Liverpool Road and Leyland Road for example, licences are commonly needed. If the scaffold sits entirely on your own garden or drive, no licence is required.

How quickly can you get scaffolding up in Penwortham?

We are about ten minutes from Penwortham, straight over the Ribble, so we can usually survey within 24 hours. Most domestic scaffolds go up in 2 to 8 hours, with a typical two storey semi taking around 3 to 5 hours on site, and larger jobs taking a day or more. These are indicative timings that we confirm on the survey. The main schedule driver is the minimum of two working days notice for a highway licence when the pavement is involved, which we build into the plan.

Do I need to tell my neighbours before scaffolding goes up?

If the scaffold stands entirely on your own property there is no legal duty to notify anyone, though a courtesy word is sensible on Penwortham's closer set streets and shared drives. Notification or permission only becomes a legal matter when the scaffold must stand on or oversail a neighbour's land, or when the underlying works are notifiable under the Party Wall etc. Act 1996. Scaffolding itself does not trigger the Party Wall Act, the building work does.
