Scaffolding in Brockhall Village

Brockhall Village is a modern private village above a bend in the Ribble near Old Langho, built on the grounds of the former hospital with gated roads and carefully kept greens. Working here means respecting the estate's arrangements, and we do, protecting block paved drives and keeping sites immaculate, about 25 minutes from our Preston base.

The housing in Brockhall Village is modern and executive in style, so the scaffolding work follows a pattern, access for solar panel installations, render and roofline repairs, gutter and fascia replacements and full wraps for external redecoration. Block paved drives and neat landscaping are standard here, so we lay sole boards and protection before erecting, and we coordinate access with residents and the village's management arrangements so deliveries through the gated entrance go smoothly.

We are about 25 minutes away via the A59, which means surveys within 24 hours in most cases and erection usually within a few days of approval. Scaffolds stand on private drives and gardens, so highway licences are rarely relevant inside the village. Ribble Valley Borough Council is the planning authority for underlying works, and we cover Langho, Billington and Whalley on the same runs.

Scaffolding in Brockhall Village — your questions answered

How much does scaffolding cost in Brockhall Village?

As a guide, prices start from around £450 for a single elevation, with most Brockhall Village jobs between £600 and £900 for one side and £850 to £1,200 for a full two storey scaffold. Full wraps for external decorating start from around £1,500 and scaffolds for solar installations typically run £600 to £1,200. We allow for protecting block paved drives as standard. Every quote follows a free survey, states whether VAT is included, and covers transport, erection, the hire period and dismantling.

Do I need to tell my neighbours before scaffolding goes up?

If the scaffold stands entirely on your own plot there is no legal duty to notify neighbours, though on a private development like Brockhall Village a courtesy heads up is sensible where drives are shared or access is close, and it is worth letting the village's management know so deliveries through the gate are expected. Permission becomes a legal matter only if the scaffold must stand on or oversail a neighbour's land, or where the underlying works fall under the Party Wall etc. Act 1996.

How quickly can you get scaffolding up in Brockhall Village?

We are about 25 minutes away, so we can usually survey within 24 hours. Most domestic scaffolds go up in 2 to 8 hours, with a typical two storey home taking around 3 to 5 hours on site, indicative timings we confirm at the survey. Because scaffolds here stand on private land, there is no highway licence lead time, so once access through the village entrance is arranged we can usually erect within days.
