Scaffolding in Cadley

Cadley sits between Fulwood and Ingol around Black Bull Lane and Cadley Causeway, streets of interwar semis and bungalows that generate steady scaffolding work, roof repairs, chimney repointing, fascia replacements and the odd extension. Being about ten minutes from our Preston base, we can usually survey within a day and fit the erection around your roofer's start date.

Cadley's interwar semis and bungalows are classic roofline territory. Original tiles, chimney stacks, fascias and gutters are all reaching renewal age, so our typical jobs here are single elevation scaffolds for roofers, chimney platforms boarded at gutter level, and full scaffolds where a whole roof is coming off. Guide prices run from around £450 for a single elevation, typically £600 to £900, full two storey scaffolds typically £850 to £1,200 and chimney scaffolds from around £400, with every quote confirming whether VAT is included and covering transport, erection, the hire period and dismantling.

We are about ten minutes away. Plenty of Cadley homes have drives, but some older frontages sit close to the footway, and any scaffold standing on the public footway needs a Lancashire County Council licence before erection, £42 per 7 days with at least two working days notice, which we arrange as part of the job. Scaffolds are erected to TG20:21, inspected at least every 7 days, and Preston City Council is the planning authority if your underlying works need consent. We also cover the surrounding neighbourhoods, including Fulwood, Ingol and Greyfriars.

Scaffolding in Cadley — your questions answered

How much does scaffolding cost in Cadley?

As a guide, prices start from around £450 for a single elevation on one of Cadley's interwar semis, with most jobs between £600 and £900 for one side and £850 to £1,200 for a full two storey scaffold. Chimney scaffolds start from around £400, with bungalow stacks from around £250. We price every job after a free survey, our quotes state whether VAT is included, and the price covers transport, erection, the hire period and dismantling.

Do I need a licence for scaffolding on the pavement or road in Cadley?

Only if the scaffold stands on or oversails the public highway, including the footway outside your home, which does apply to some of Cadley's older frontages near Black Bull Lane. Under Section 169 of the Highways Act 1980 the licence comes from Lancashire County Council before the scaffold goes up, and we make the application for you, the fee is £42 per 7 days and at least two working days notice is needed. If the scaffold sits wholly on your drive or garden, no licence applies.

How long can I keep the scaffolding, and what if the job overruns?

Our fixed price includes a standard hire period in line with the UK norm of 6 to 8 weeks, covering transport, erection and dismantling. If the roofer finds more than expected, a weekly extension rate applies, typically £20 to £50 for the scaffold sizes common in Cadley, and it is stated on the quote so there are no surprises. Where a scaffold stands on the footway, the Lancashire County Council licence runs at £42 per 7 days and we extend it alongside the hire if needed.
