Scaffolding in Simonstone

Simonstone keeps to its quiet lanes just west of Padiham, a mix of older stone properties and comfortable modern homes in countryside long associated with the Huntroyde estate. It is around 35 minutes from our Preston yard, and we cover it with the same free surveys and fixed TG20:21 compliant quotes we offer everywhere else in the valley.

Simonstone's housing runs from stone cottages and farm properties to detached family homes along School Lane and the lanes off it, so our work here is varied, chimney stack scaffolds and repointing access on the older stock, roof replacements, extension scaffolds and solar panel platforms on the newer. Most scaffolds stand on private drives and gardens, so highway licences are rarely needed, and we plan wagon access along the lanes at the survey stage.

The drive from Preston takes about 35 minutes via the A59 and Whalley, close enough for next day surveys and reliable weekly inspections. Ribble Valley Borough Council is the planning authority for any underlying building works. We serve Read, Sabden and Great Harwood from the same runs, so if your builder has jobs across more than one village we can price and schedule them together.

Scaffolding in Simonstone — your questions answered

How much does scaffolding cost in Simonstone?

As a guide, prices start from around £450 for a single elevation on a typical semi, with most Simonstone jobs between £600 and £900 for one side and £850 to £1,200 for a full two storey scaffold. Chimney scaffolds start from around £400 and full wraps from around £1,500. With most scaffolds here standing on private drives there is usually no licence fee to add. We confirm everything on a free survey, state whether VAT is included, and the price covers transport, erection, the hire period and dismantling.

Who pays for the scaffolding, me or my builder?

In domestic projects the homeowner usually pays for the scaffold even when the builder or roofer arranges it. If scaffolding is inside a builder's quote for your Simonstone project, ask for it to be itemised so the duration, any licence fees and the dismantle costs are visible, and check whether VAT is included. We are happy to quote you directly or to work alongside your builder or roofer, whichever suits.

How quickly can you get scaffolding up in Simonstone?

We are about 35 minutes from Simonstone, so we can usually survey within 24 hours. Most domestic scaffolds go up in 2 to 8 hours, with a typical two storey home taking around 3 to 5 hours on site, indicative timings we confirm at the survey. Because scaffolds here rarely touch the highway, there is normally no licence lead time, and erection often follows within a few days of you approving the quote.

Terms & Conditions

Who we are. Preston Scaffolding (NW) Limited, a scaffolding contractor based in Preston, Lancashire.

Quotes. All quotes are free and carry no obligation. Quoted prices state whether VAT is included and cover transport, erection, the agreed hire period and dismantling unless the quote says otherwise. If your project runs past the included hire period, the weekly extension rate shown on your quote applies.

The scaffold. Our scaffolding is erected and dismantled by qualified scaffolders and must not be altered, moved or added to by anyone other than us. Please don't attach banners, sheeting or equipment to the scaffold without asking us first. The scaffold remains our property at all times.

Access and licences. You agree to provide reasonable access to the property for erection, inspections and dismantling. Where the scaffold stands on the public highway we arrange the council licence, and the licence fee is included in or itemised on your quote.

Insurance and safety. We hold public liability insurance and employer's liability insurance, and our scaffolds are erected to TG20:21 guidance with statutory inspections at least every 7 days while the scaffold is in use. Insurance certificates are available on request.

Your enquiry and your details. When you send an enquiry we use your name and contact details only to respond to you about scaffolding work. We don't sell or share your details with anyone else, and we don't send marketing. Ask us at any time and we'll delete your details.

Payment. Payment terms are stated on your quote or invoice. The scaffold may be removed if invoices remain unpaid beyond the agreed terms.
