Do I need to tell my neighbours before scaffolding goes up?

There is no legal duty to notify neighbours if the scaffold stands entirely on your own property, though on Broadfield's semis, where houses share a party wall and sometimes a drive, a friendly word beforehand is sensible. Permission only becomes a legal matter if the scaffold must stand on or oversail their land, or if the underlying works are notifiable under the Party Wall etc. Act 1996. The scaffold itself never triggers the Party Wall Act, only the building work does.

Who we are. Preston Scaffolding (NW) Limited, a scaffolding contractor based in Preston, Lancashire.

Quotes. All quotes are free and carry no obligation. Quoted prices state whether VAT is included and cover transport, erection, the agreed hire period and dismantling unless the quote says otherwise. If your project runs past the included hire period, the weekly extension rate shown on your quote applies.

The scaffold. Our scaffolding is erected and dismantled by qualified scaffolders and must not be altered, moved or added to by anyone other than us. Please don't attach banners, sheeting or equipment to the scaffold without asking us first. The scaffold remains our property at all times.

Access and licences. You agree to provide reasonable access to the property for erection, inspections and dismantling. Where the scaffold stands on the public highway we arrange the council licence, and the licence fee is included in or itemised on your quote.

Insurance and safety. We hold public liability insurance and employer's liability insurance, and our scaffolds are erected to TG20:21 guidance with statutory inspections at least every 7 days while the scaffold is in use. Insurance certificates are available on request.
