Scaffolding in Elswick

Elswick is best known across Lancashire for one thing, ice cream, thanks to Bonds of Elswick drawing visitors down its lanes all summer. The village itself is a pleasant mix of bungalows, cottages and newer family homes, about 25 minutes from our Preston base, and we scaffold all of it to TG20:21 with free surveys and clear fixed quotes.

Elswick's housing leans heavily towards bungalows and modern family homes, with older cottages threaded along High Street and the village core. That mix keeps our work varied and often smaller scale, bungalow chimney stacks, small access scaffolds for gutters and tiles, fascia and soffit replacements, solar panel scaffolds, and single elevation scaffolds where a reroof is happening. Bungalow work is genuinely cheaper, with chimney scaffolds from around £250 and small access scaffolds from around £150, and we never sell a bigger scaffold than the job needs.

Most Elswick properties have decent drives and gardens, so scaffolds usually stand on private land with no highway licence involved, keeping both cost and lead time down. Where an older cottage does front the footway, we arrange the Lancashire County Council licence at £42 per 7 days with the required two working days notice. Extensions and alterations fall to Wyre Council as planning authority.

We are about 25 minutes away and cover Great Eccleston, Little Eccleston and Inskip on the same rural Fylde rounds, so surveys within 24 hours are normal, and if the ice cream queue allows we might even stop at Bonds on the way home.

Scaffolding in Elswick — your questions answered

How much does scaffolding cost in Elswick?

Prices start from around £450 for a single elevation on a typical semi, with most two storey jobs between £600 and £900 for one side and £850 to £1,200 for a full scaffold. Elswick's many bungalows often cost less, with small access scaffolds from around £150 and bungalow chimney scaffolds from around £250. Because most scaffolds here sit on private drives, licence fees rarely apply. We price after a free survey, quotes state whether VAT is included, and the figure covers transport, erection, the hire period and dismantling.

Do I need planning permission for scaffolding at my house in Elswick?

No, scaffolding is a temporary structure and needs no planning permission. Any consents relate to the building work itself, an extension, a dormer or similar, and for those Wyre Council is the planning authority covering Elswick. A separate highway licence from Lancashire County Council only applies if the scaffold must stand on or oversail public land such as the footway, which is uncommon in a village where most homes have their own drives.

Do I need to tell my neighbours before scaffolding goes up?

Not legally, if the scaffold stands entirely on your own property, though a quick word over the fence is always good practice in a village like Elswick. Notification becomes a legal matter only when the scaffold must stand on or oversail a neighbour's land, or when the building works are notifiable under the Party Wall etc. Act 1996, which the scaffold alone never triggers. On shared drives, common with the village's bungalow plots, we plan the erection so access is kept clear and neighbours know the dates.

How long can I keep the scaffolding, and what if the job overruns?

Your fixed price includes a standard hire period, typically 6 to 8 weeks which is the UK norm, covering transport, erection and dismantling. If the project overruns, the weekly extension rate applies, from around £10 to £20 for a small tower or chimney scaffold up to £40 to £75 for a large detached, always printed on the quote first. Most of Elswick's smaller bungalow jobs finish well inside the included period.
